Lime Mortar Repointing & Restoration Services for Stone & Period Properties
Northumbrian Pointing specialises in lime mortar repointing for stone-built and period properties
Garden and Boundary Wall Repointing, Brick Repointing with Lime Mortar, Chimney Stack Repointing & Patio Repointing
Garden and boundary walls can really make or break the curb-appeal of your property. Cracking and crumbling mortar not only affects the structure and integrity of your boundary, but also potentially the value of your home. Garden and boundary wall repointing doesn’t effect potential damp issues inside the home so here, it may be pertinent to use the slightly more cost-effective NHL mortar mixes which set slightly harder and may be more enduring but we at Northumbrian Pointing can talk you through your various options during a site visit.
Chimney stack repointing is always in demand, it is the area of the exterior of your property most exposed to the elements and therefore, susceptible to damage. Almost always requiring appropriate scaffolding for worker safety and easier access, chimney stack repointing is always best left to the professionals. Chimney stack construction can be variable and may have changed over the years so the recommended mortar type may differ depending which will offer the best result.
Patio repointing is in stark contrast to building repointing. Here hot lime is not recommended as you need the mortar to be harder than the patio stones in order to withstand the pressures exerted. Ash and Steph at Northumbrian Pointing will be happy to answer your queries and help to arrive at the best solution for your repointing project in Northumberland.
Full House Repointing for Stone Cottages, Farmhouses and Barn Conversions
Northumbrian Pointing specialises in dry-slake, hot lime mortar repointing for stone buildings. This material is highly recommended and authentic to the age of period stone properties, offering these buildings the chance to ‘breathe’ as they were intended. Replacing poor quality mortar, or worse, cement repointing from a time when we didn’t know any better with lime mortar, will preserve the quality of stone properties and help to restore them to their former glory.
During the full house repointing process, Steph will be there to guide you and answer any questions, while Ash will lead his team on the ground (or scaffolding!) to maintain high-standards, quality workmanship and attention to detail from start to finish. Although some mess is unavoidable, especially during the first stage - removal of the existing mortar, this will be kept to a minimum and collected as quickly as possible.
We really believe in keeping your house feeling like your home throughout the project. If your home is listed or a heritage property within a conservation area, there may be certain regulations to adhere to, we’re here to assist and guide you through that process successfully.
Pre-Purchase Pointing Report
If you are in the process of buying a stone or brick built property more than 100 years old, a listed property or an old property in need of renovation then you should consider a pre-purchase pointing report.
Your surveyor may have noted that the pointing is in a deteriorating condition, or they may question the mortar type if it has been recently repointed but they suspect cement has been used rather than lime mortar. Furthermore, if your survey has noted issues with damp and/or mould inside the property of no obvious cause, then it’s worth considering the pointing as a potential factor.
What Our Pre-Purchase Pointing Report Offers
A site visit at a time agreed by the vendor or agent acting on behalf of the vendor
Our assessment of the existing pointing material, quality and condition
A report outlining any issues with photographic evidence
A repointing quotation for the full house and / or patch repairs if needed
What the Pointing Report is Used For
A pre-purchase pointing report is to be used for your information, peace of mind and to inform finances going forwards. Having the report along with the quotation means you can more accurately budget for any renovation works, or go into any renegotiations on purchase price fully informed.

Who We Are
-
We’re passionate about preserving the beauty and integrity of the stone cottages and farmhouses that make the north-east of England so appealing. The satisfaction that comes from restoring the traditional lime mortar repointing on these buildings, including quirky barn conversions and historical churches are the most rewarding jobs in our opinion.

Stone buildings were built the way they were because it worked. Skills were honed over centuries resulting in beautiful, sturdy and dry homes that last for hundreds of years to come. They only started to go wrong when we applied modern building methods resulting in damp, mould and deterioration.
We’re dedicated to reversing these mistakes: we never use concrete on stone buildings, we spend time making sure the preparation gives the mortar the best result, and we never use brush in mixes or other short-cuts. We pride ourselves on attention to detail and customer service.
